Spectacular country house in the heart of the village of Pals, Baix Empordà, Girona, more than 100 years old. The magnificent farmhouse, which is sold completely renovated, is located on a plot of 3.010 m2 and has a total of 763 m2 built on ground floor and first floor.

The original construction of CAN RAJOLER dates from before the 19th century approximately and has been brought back to life by the architect Glòria Duran Torrellas, who has carried out the restoration, the interior design and the design of the outdoor spaces and swimming pool.

The main entrance is through a surprising space, an entrance porch which is accessed through a large arch open to the outside, under a sloping gabled roof, with wooden beams and exposed tiles, presided over by numerous lamps, a large sofa and a cosy brazier.

No one can remain unmoved by this space, a prelude to the interior.

From this entrance, up a few steps, we enter the interior of the house through a small hallway where we find the service entrance and a guest bathroom, as well as access to a suite with a full bathroom, which we described earlier as open above the entrance, and which leads to a large hallway.

The day area is distributed over two floors: on the ground floor, open to this hall, the kitchen and dining room, on the first floor the large living room-study with a suspended fireplace, with an outdoor terrace from which to enjoy magnificent views of the village and a guest bathroom.

All these spaces are open and projected to the garden, with great luminosity, comfort and relaxing views to the swimming pool and the leafy and green garden.

The paving of the entire ground floor and the exterior porch is made of continuous concrete.

The porch has two different areas, the one with direct access to the kitchen, which has a dining area and surrounding the house, the porch presided over by an original sofa, ideal for relaxing by the swimming pool. The pool, with 138 m2, overflowing and with turquoise waters, has a comfortable staircase and a solarium area paved with ipe wood and an outdoor shower.

The main façade over the swimming pool has a sundial.

The longitudinal body on the ground floor is destined to the night area. Along the central corridor there are 4 suites, one of them with living room and dressing room, all of them exterior, with high windows, two of which also have views of the garden and the swimming pool.

The auxiliary building, aligned to the wall that delimits the estate and accessed by the same path of breinco that gives access to the farmhouse, offers a magnificent porch with barbecue, dining area and a sofa area overlooking the garden. Inside, and located in the space that used to be the old factory oven, a SPA area with a mini-pool surrounded by ipe paving, a glass roof and two sun loungers, invites you to relax. There is also a sauna and a gymnasium.

The criteria for the refurbishment have fundamentally been respect for the existing structure, the enhancement and valuation of natural light, the interrelation between the exterior and interior spaces and the work with natural materials and what they represent: the solidity of stone, the warmth of wood and the ductility of iron.

The intervention with regard to the existing elements has consisted of recovering the natural stone, both on the façades and in the interior, as well as recovering the old flooring and the wooden beamed ceilings that are so characteristic of these constructions and the original windows.

Respect for all these original elements has been combined with the criteria of sustainability and comfort. In this sense, the floors and roofs have been insulated, the carpentry has been replaced with new wooden carpentry with thermal bridge breakage and low emissivity double glazing with camera, and all the lighting has been designed with LED technology. The air conditioning is carried out by radiators and splits, with aerothermal system for air conditioning and hot water and has been complemented with the contribution of 2 fireplaces.

This house is an example of how to bring together the charm of a traditional village house with all the modern comforts and contemporary interior design.
